Cervinia and Valtournenche have always been a part of the most prestigious ski resorts in Italy. The opportunities for climbing, the many mountain sports and the unique landscape with its unmistakable pyramid-shaped granite rock, the ‘King Matterhorn’, have always attracted visitors.
But over the last few years something more has made this area one of the most resilient when it comes to the economic and tourism crises that, over the last 10 years, have affected so many mountain resorts all over the world.
The particular altitude and natural configuration of the valley mean there is snow cover in all seasons, making skiing an option both in winter and summer. Added to that is a continuous programme of investments aimed at modernising the cable cars and increasing the capacity for producing artificial snow, which has been extended to include all slopes. This has resulted in the area becoming increasingly attractive to an international tourist base, with visitors now arriving from all over the world.
Its capacity to adapt to external negative factors has determined the recent development and growth of what it can offer tourists, including its hotel services. As a consequence, this has allowed for stable real estate values, which forecast a revaluation of these values in Cervinia Valtournenche in the coming years as well.
This is what emerged from the annual Savills Ski Report, the leading company in the UK real estate sector and one of the best sector companies in the world. It identified Breuil Cervinia as the third most crisis-resilient area in the world, just behind Zermatt and Saas-Fee in Switzerland. If we then consider that the ski resorts of Zermatt and Cervinia are linked, and with plans to extend the connection, we can begin to understand the Italian ski area’s strong potential.
After analysing average real estate market prices, the Savills report placed Cervinia-Valtournenche in approximately 40th place, whilst the values of the top 10 ski areas in the world are 5-6 times higher than those in Cervinia.
This is another clear sign that, in the medium term, all the ideal conditions exist for growth in real estate market values, and so the purchase of a property in the municipality would be both a good investment opportunity, and an investment in mental and physical well-being.
